Goal

Situated within a very short walking distance between both AUT and UOA campuses, this building was designed to achieve a Greenstar 5-star standard, ensuring high-quality living conditions for residents, with ample communal amenity areas. The result is a major purpose built student accommodation project in Auckland’s CBD, completed 2025. The development combines the restoration of the 1929 heritage-listed Campbell House façade with an 18-level tower that will provide 758 purpose-built apartments.

How We Went About It

BFG were selected and engaged following a competitive tender process to supply/ deliver and install the full FF & E furniture package into Lorne street encompassing everything from bedroom furniture (beds, mattresses and chairs) to appliances fridges, microwaves, soft seating for lounges as well as cafeteria furniture table tennis and pool tables.

Early engagement with client representative and architect

· Project vision (student living, durability, budget constraints)
· Design intent from the architect (look, feel, materials, spatial constraints)
· Operational needs from the client (maintenance, lifecycle, turnover speed)
· Review drawings and FF&E schedules
· Propose material substitutions or construction tweaks to meet budget
· Ensure compliance with commercial durability standards (critical for student accommodation)
· Balance aesthetic intent vs. cost vs. longevity
· Shop drawings
· 3D renders or prototypes
· Finish samples for approval and proceed to manufacture

Manufacturing coordination

For a 758-room large scale manufacturing and delivery rollout, scale is critical.

· Production is standardised and batch-managed
· Strong QA processes ensure consistency across all rooms
· Logistics planning begins early to align with construction sequencing and delivery vehicles onsite

As we employ our own delivery and installation teams were able to coordinate the delivery rollout of items floor by floor across each room to all 18 levels working in with the construction teams onsite.

Turn Out

The furniture delivery and fitout at the Lorne Street student accommodation has been successfully completed, resulting in a fully furnished, functional, and visually cohesive living environment.

All furniture items were delivered on schedule and installed in accordance with the project specifications and layout plans. Bedrooms, common areas, and study spaces have been equipped with durable, space-efficient furnishings that meet both aesthetic and practical requirements for student living.

The final presentation reflects a modern and consistent design, with careful attention to detail in placement, alignment, and finish quality. All items were assembled correctly, inspected, and cleaned, ensuring readiness for immediate occupancy.

Overall, the project has achieved a high-quality outcome, enhancing the comfort, usability, and appeal of the accommodation while meeting timelines and stakeholder expectations.
